Garden City is a separate city of about 12,000 people surrounded by Boise along the river, and most of it is within five miles of downtown. It was built out between the 1950s and the 1970s as an affordable neighborhood of small ranch houses, duplexes, and manufactured home parks. Over the past decade, infill townhomes and live-work buildings have gone up along Chinden Boulevard and near the Greenbelt. My Garden City ranch has a furnace from the 1980s. Should I keep repairing it?
A furnace that old has usually been through several parts already, and the heat exchanger is the part that matters. We test it every visit. If it is intact and the repair is small, keep it going another season. If it is cracked, the furnace has to come out, because it can leak combustion gases into the house.
Is a heat pump a good fit for a small Garden City house?
It is a good fit. Small, well-sealed ranches are close to the ideal size for a single heat pump, and a ductless unit works for houses that never had ducts. Boise winters are cold enough that we spec a cold-climate model and, where gas is available, keep the furnace as backup for the coldest stretches.
Why is my crawlspace ductwork rusting?
Parts of Garden City sit low next to the Boise River, and the water table is close to the surface in spring. Crawlspaces stay damp, and sheet-metal ducts on the ground rust at the joints and boots. We can replace the worst runs, seal the rest, and add a vapor barrier under the ducts to slow the rust.
